Updated October 17, 2026

From a one-room flat by the railway to an estate on the hill: real estate is one of the safest ways to get rich in Agency City. You can live in a property, rent it out, renovate it, build on your own plot or use it as a hiding place.

Every district has its own price level that moves every year. Each year there are also bargains: rushed sellers and foreclosure auctions with a discount. Property keeps its real value with inflation, unlike cash.

Mortgages

The bank lends you money for a property, paid back in yearly instalments over 20 years. How much you can borrow depends on your legal income and rent: roughly seven years of it, minus loans you already have. A criminal record makes the interest more expensive. If you miss two instalments, the property is auctioned off, so do not overstretch.

Tenants and rent

Rented properties earn rent every year. Tenants have their own character: most pay on time, some are trouble. Events around your properties, from repairs to late rent, keep things interesting. Properties with several flats bring several rents.

Renovations and building orders

Renovations and building orders

Properties have a condition. Renovating raises the value and the rent. On top of that you can place building orders: renovation, attic conversion, extension, pool, solar panels, garage, conservatory, an extra floor or a new facade in the colour of your choice. Orders run one after another and each takes one or two years.

The added value is roughly what you pay. Orders pay off through higher rent, better mood when you live there or extra flats, not through a quick resale.

Building plots

Plots in the newer parts of the city start at €85,000. Buy one, build your own house on it and watch it grow over the years.

Hiding places and storage

A property can also serve as a hiding place for cash: if you are arrested, the police will not find the money there, but there is a risk of a raid. As storage, it lets black market goods sell for more, although your wanted level rises a bit faster. You can even pay part of a purchase in dirty cash under the table, at the risk of having it seized.

Tips

Start small with a condominium or a flat at the harbour and rent it out. Watch for bargains every year. Use mortgages carefully, and keep the house your family lives in: in Agency Life, children who take over the family home pay no inheritance tax on it, see family and inheritance.
